Rather than write nine near-identical suburb pages, we keep the whole area in one place. The suburbs share a lot: established housing sitting beside newer townhouses and units, bathrooms that were often fitted out decades ago, and owners who want a room that works properly rather than one that simply looks new.

What differs is the starting point. A bathroom in an older brick or weatherboard house may hide an earlier membrane, or none at all, beneath the tiles. A compact unit bathroom asks for careful set-out so a shower, vanity and toilet fit without crowding. A newer townhouse ensuite is usually about finishes and storage rather than structure.

Oakleigh is our primary area. Its mix of established houses, walk-up units and infill townhouses means we see everything from original main bathrooms to tight second bathrooms squeezed into renovations. AFloor and substrate. Timber floors and old screeds may need work before new tile can be laid level.

BWaterproofing. What sits under the existing tiles is only known at strip-out, so the schedule allows for it.

CPlumbing positions. Moving a waste or toilet changes cost more than changing a tile.

DVentilation. Many older rooms rely on a window alone; an exhaust fan is worth planning early.
